Thinking of starting a rank and rent website

Hi,

Looking for peoples experience with rank and rent as I've never done it. I'm fairly new to the agency SEO model and have a couple of clients in a particular niche I know VERY well.

I'm thinking of buying an exact match domain for a search term that gets over 1000 searches per month, building the site up and then renting it out.

What are peoples experience with this model? I think it could be a good method to learn and test some SEO methods that I'm nervous to test on clients sites incase they get penalised...
