Ranking Experience

I have developed a process to identify relatively low search volume keywords in a target niche and then writing content based on those keywords. Once I submit the URL to Google for indexing , many times the URL ends up in the top 10 SERP results and even occasionally as number 1 the next day. But then over a few days the ranking slowly drops. Occasionally even out of the top 100 where after a few days it might work it's way in back to the top 100 but never ranking very high.

Does anyone have any theories regarding why this happens? My unsubstantiated theory is that the google indexing code sees a good keyword from "on page" perspective but measure it's performance over 24 to 72 hours. If the response is bad it drops the rankings.

Have others experienced this? What can be done to maintain a high ranking?
